The numbers are still good, but not as good as they were
Chiang Mai has had a reputation as one of the world’s cheapest livable cities for years. That’s still largely true, but the post-pandemic surge in digital nomad interest pushed prices up meaningfully in 2023–2025. Here’s what things actually cost now.
Rent
Studio apartment in Nimman (the nomad neighborhood): ฿8,000–15,000/month depending on quality. Modern studio with gym and pool: ฿12,000–18,000. One-bedroom condo: ฿15,000–25,000. Outside the old city moat you can find cheaper — ฿5,000–8,000 for a basic studio — but transport to everything becomes a factor.
Food
Eating Thai food daily from market stalls and rice shops: ฿200–350/day for three decent meals. Add coffee shop work sessions (฿100–200/day) and occasional Western food: ฿400–600/day total is realistic for comfortable eating. Monthly food budget: ฿12,000–18,000.
Transport
Most nomads either rent a scooter (฿3,000–4,500/month) or use Grab and songthaews. Scooter is more economical if you’re comfortable riding. Grab-dependent month: probably ฿3,000–5,000 in fares depending on how much you move around. — book via Kiwi.com for the best deal.
Total realistic monthly budget
Rent + food + transport + coworking + misc: ฿30,000–45,000/month ($830–1,250). This is comfortable living by any standard — nice apartment, eating well, doing activities, not worrying about spending. Ultra-budget: ฿20,000–25,000 with compromises on apartment quality and eating almost exclusively Thai food.
